Guidelines for Tenants
If you are thinking of renting a property on a short-term or long-term let, Keys can deal with all of your requirements. As a letting agent, Keys will handle all matters relating to the tenancy. We will also supply you with information on the surrounding area, concerning transport, schools, medical facilities and other information which will help you to make the right decision when choosing your rental home.

MAKING AN APPOINTMENT

All appointments must be arranged through our office in Cheddleton or Blythe Bridge, by telephone or in person. We require all prospective tenants to visit one of our offices before they view any properties as this gives us a chance to meet all our applicants and acquire the relevant background information.

TAKING UP REFERENCES

Once you have chosen a property we will ask for a deposit which will cover the following costs, related to renting a property and which reserves the property for you.
  • accompanied viewings to property
  • credit checks
  • taking up references
  • moving-in fee
  • tenancy agreement fee
  • standing order for rent payment
  • meter reading when taking up possession of the property

We will need to take up references before you can move in. We will ask you to sit down with us and complete a simple form which we then fax to our credit reference agency. We will also take up an employer's reference, and previous landlord's or mortgage reference. This is confidential procedure and non of the information we receive will be divulged to anyone.

Please note that the collating of references and drawing up of documents takes between 5 and 14 days.


TERMS AND CONDITIONS

Our tenancies are normally for a fixed term of 6 or 12 months initially. The Tenancy Agreement will be an Assured Shorthold Tenancy drawn up under the terms of the 1988 Housing Act. The landlord and tenant cannot give notice during the initial fixed-term period. Tenants are advised to thoroughly read and understand the terms of the agreement.

Approximately 6-8 weeks before your tenancy expires we will write to both yourself and the landlord to see if you wish to extend the tenancy. If required, the appropriate paperwork will be drawn up for a further term.


SHORT-TERM LET

It is at the landlord's discretion as to whether or not to let the property for a shorter period than 6 months, e.g a three month tenancy. If this shorter term is entered into, the tenant will be required to pay an additional administration fee of £150 plus V.A.T.

SERVICES

You will be responsible for all the utilities connected to the property, including gas, electricity, water telephone, council taxes etc, unless otherwise stated. If, during your tenancy, you decide to change the supplier of any utility, you must inform us forthwith and you will be responsible for any charge which the landlord may incur to reinstate his original supplier.

MOVING IN

When all satisfactory references are received, we will contact you again to confirm a time and date to meet you at the property. You will be met by our representative who will have an inventory list, which she will go over with you and which you will be asked to sign. At this time you will be asked to pay, either in cash or with a banker's draft, the balance of the monies due.

INSTALLATIONS COST

Please note that move-ins will only be carried out between the hours of 9.00am and 4.00pm Monday to Friday and should only take between one and three hours to complete.

On the day that you move in the following monies will become payable in either CASH OR BANKER'S DRAFT ONLY. There are no exceptions and we cannot accept building society cheques.

  • ONE MONTH'S RENT IN ADVANCE. The rent than becomes payable in advance throughout the duration of the tenancy, i.e. if you move in on the 17th day of the month, then the 17th of each month will be your rental date throughout. This should be paid by standing order or banker's cheque

    In the event of standing orders or cheques being reclaimed by the bank, there will be an administration charge of £30 to cover the bank charges that are incurred.

  • INVENTORY DEPOSIT/DAMAGE DEPOSIT. This is held to cover the replacement/repair costs, damage, neglect, misuse of the property by the tenant, misuse of furnishings, fittings or decor. At our discretion, industrial cleaning, repairs and gardening may be carried out at the end of the tenancy and the cost deducted from the deposit. In the event of any sipute between landlord and tenant, KEYS will act as arbitrator.
  • VACATING THE PROPERTY AT THE EXPIRATION OF TENANCY

    The inventory and schedule of condition will be checked once more and an accurate assessment made of any damage to the property. Fair wear and tear is taken into consideration. Your deposit is normally returned within 7 to 10 days, less any expenses for repairs or replacements where applicable.

    MAINTENANCE

    If there are any problems with the structure or contents of the property, the landlord is responsible for repairs and replacements. Any defects must be reported to us immediately. If, however, anything goes wrong as the result of misuse, neglect or failure to report the problem to us, it will be the tenants responsiblity to cover the cost of repair;

    PETS

    Pets can only be kept at the property subject to the landlords permission, to be decided at the time of letting
